Contract administration is the management of contracts between the employer and building contractor. The Contract Administrator (CA) is responsible for administering the terms of the building contract between the parties and will act as the agent of the employer in some circumstances but will be required to make impartial decisions in others.
A schedule of condition is a factual record of the condition of a property, normally prepared for legal or contractual reasons. Schedules of condition can be prepared for lease purposes, prior to adjacent construction works, and for party walls matters.
A building survey will provide a detailed report on the condition of a building as well as identifying any defects and their recommended repair.
Construction monitoring is an accurate and positive way of checking the quality, accuracy and progress of a construction project. The report provides updates and advice on onsite progress and health and safety, as well as reviewing relevant site-held documents to give a complete project overview and control.
A Fire Risk Assessment will identify what you need to do to prevent fire and keep people safe. The FRA will identify the fire hazards, identify people at risk, and aim to evaluate, remove or reduce the risks.
A PPM survey identifies all building assets and assesses their current condition. It also details proactive timescales for required maintenance, repairs and renewals of the individual building elements. A PPM usually covers a period of 0-25 years and will aid a building owner or occupier in making provisions for capital expenditure.
A Schedule of Dilapidations is a part of property law which helps to ensure that a tenant meets the terms of the lease and returns the property to the landlord in a good condition. This document helps both parties (landlord and tenant) as it allows tenants to dispute any alleged damages.
