The Level 3 Home Survey is our most comprehensive Survey.
Additionally, to the Level 2 Home Survey, it will also include:
• A description of visible minor and major defects with an assessment to the cause of
the defect and recommendations for further intrusive inspections or special surveys.
• Assessment of any potential hidden problems.
• Examines the structural integrity, property build and construction materials in detail.
• Discusses future maintenance of the property.
• Report tailored to you. The surveyor can investigate any issues you raise in detail.
We will recommend if any further advice is needed from trade professionals for example, damp specialists, electricians, etc.
The findings will help to make a reasoned and informed judgement on whether to proceed with the purchase, and/or giving yourself and the seller, the information needed to rectify any defects prior to exchange, or to negotiate on the purchase price.
The Level 3 Survey is appropriate for houses that require a lot of work, have had extensive work undertaken, and in particularly for larger and older properties (approx. pre-1940’s).
Some clients prefer to upgrade to a Level 3 Survey as some feel this provides more information which can lead to better decision making when purchasing a property.
To help for future budgeting or negotiating on the purchase price there is the option to add costings of any repairs.
