The Level 2 Home Survey (HomeBuyer) is a visual inspection aimed at conventional properties.
The Survey report will:
• Describe the condition and construction of the property.
• Identify defects which need urgent attention or defects which need further investigations.
• Help to budget for any repairs.
• Test for damp using electrical damp meters.
• If it is safe and reasonable to do so, enter the roof space and visually inspect the roof structure with attention paid to those parts vulnerable to deterioration and damage.
• Carry out a desk-top study about matters affecting the property.
• Inspect the condition of boundary walls, fences, permanent outbuildings, and areas in common (shared) use.
We will recommend if any further advice is needed from trade professionals for example, damp specialists, electricians, etc.
The findings will help to make a reasoned and informed judgement on whether to proceed with the purchase, and/or giving yourself and the seller, the information needed to rectify any defects prior to exchange, or to negotiate on the purchase price.
This Survey is usually aimed at modern properties (approx. post-1940’s) and those in a satisfactory condition.
To help for future budgeting, there is the option to add costings of any repairs.
Our surveyor will be on hand after you have read your report to address any further questions you might have.
Our Surveyor will call you on the day of inspection with the option to upgrade if any significant defects are found and they consider the Level 3 Survey would be more appropriate. This rarely happens, but good to know the option is there.
